This is a non-smoking home. If you do smoke, we ask that you do so outside away from the property and that you properly put out and dispose of the cigarette appropriately.

All pets must have prior approval and pet fee paid prior to check in.

Pets are not allowed in the communal area to ensure the safety and comfort of all guests.

Please ensure pets remain off the furniture and any pet waste is removed prior to check out.

Please do not leave pets inside alone, and ensure they are taken outside for sufficient toileting.

Events or Parties are strictly not permitted.

This is a quiet residential neighbourhood. To ensure a peaceful environment for our neighbours, we kindly ask that you observe quiet hours from 9 PM to 7 AM.

Only guests who are on the original booking are permitted to stay overnight.

If you encounter any issues, breakages, or safety concerns during your stay, please inform us as soon as possible and before checking out.

Please ensure all of house windows and doors are kept shut while in use to prevent smoke going inside and the fire alarm being activated.

The firepit is not to be left unattended while the firepit is in use, including the burning of ambers.

Anyone under the age of 18 is to be supervised at all times around the firepit while it is in use.

No intoxicated persons are permitted to use or be near the firepit while in use.

You accept that if you or anyone else trips, falls or burns yourself or others while the firepit is in use there is no claim for damages or grievance.

You take full responsibility for the safety of yourself and others near the firepit while it is in use.

You will be liable for the full cost to restore or replace any damages to the property if caused by the firepit while in use by yourself or your guests.
