This is a quiet neighborhood. Please respect a courtesy quiet hour from 10pm for our neighbours. Any noise complaints will be taken seriously.

This is a non-smoking and non-vaping home. If you do smoke, we ask that you do so outside away from the property and that you properly put out and dispose of the cigarette appropriately.

If you are bringing a pet, please ensure this has been approved prior.

One well-behaved small to medium dog (under 20kg) is welcome by prior approval only - pet fees and pet bonds apply. Puppy stays are not permitted.

Please ensure pets remain of all furniture, and any pet waste is disposed prior to check out. Please do not leave your pet inside while you are out.

The side yard is securely fenced; however, the main backyard opens onto the coastal reserve and is not enclosed.

Dogs must be house-trained and non-destructive.
Pets must never be left unattended.
Dogs are permitted on downstairs tiled areas only.
Dogs must remain on a lead when entering or leaving the property.
Guests are responsible for cleaning up after their pet and any damage caused.
Cats are not permitted.
A $100 pet fee and $500 pet bond apply.

No events or Parties are permitted.

Please clean the BBQ after each use and prior to check out. If the BBQ is left dirty upon checkout, additional fees may be incurred.

Only guests who are on the original booking are permitted to stay overnight.

Please complete all check-out instructions to ensure additional charges are applied to your stay.

Any issues, breakages or safety incidences that occur on the property must be reported to your host as soon as practicable and prior to check out. Thank you.

Bicycle & Helmet Terms and Conditions of Use

Bicycles and helmets are provided at Villa Solara as a complimentary amenity for guests. Use of the bicycles and associated equipment is entirely optional and at the guest’s own risk.

By choosing to use a bicycle provided at the property, guests acknowledge and agree to the following conditions:

1. Safety Check Before Use
Guests must inspect the bicycle and helmet before each use and ensure they appear to be in safe and suitable working condition. This includes checking the brakes, tyres, wheels, seat, handlebars and helmet.

If a bicycle, helmet or any associated equipment appears damaged, faulty or unsafe, do not use it and please notify Balmy Breaks.

2. Helmets Must Be Worn
An appropriately fitted and securely fastened bicycle helmet must be worn at all times when riding a bicycle. Guests are responsible for ensuring the helmet fits correctly and complies with their individual requirements.

3. Children & Supervision
Children must be supervised by a responsible adult when using the bicycles. Parents and guardians are responsible for determining whether a bicycle and helmet are appropriate for their child's age, size, ability and experience.

4. Rider Responsibility
Guests are responsible for riding safely and appropriately for the conditions and their level of experience. Riders must comply with all applicable Queensland road rules, bicycle laws, signage and local regulations.

Bicycles must not be used while under the influence of alcohol, drugs or any substance that may impair the rider's judgement or ability.

5. Where the Bicycles May Be Used
The bicycles are intended for reasonable recreational use on suitable roads and designated cycling/shared pathways. They must not be used for racing, stunts, jumps, off-road riding or in any manner likely to cause injury or damage.

6. Assumption of Risk
Cycling involves inherent risks, including falls, collisions, changing road or pathway conditions, interactions with vehicles and pedestrians, and personal injury.

Guests choosing to use the bicycles acknowledge and voluntarily accept the risks associated with cycling.

7. Personal Responsibility
Guests are responsible for assessing their own fitness, health, cycling ability and competence before using the bicycles. Balmy Breaks and the property owners do not assess whether a bicycle or helmet is suitable for an individual guest.

Nothing in these terms is intended to exclude, restrict or modify any rights or liabilities that cannot lawfully be excluded under applicable Australian or Queensland legislation.

8. Damage, Loss or Theft
Guests must take reasonable care of the bicycles, helmets and associated equipment. Bicycles should be securely stored or locked when unattended.

Guests may be responsible for the reasonable cost of repair or replacement where a bicycle, helmet or other equipment is lost or damaged as a result of misuse, negligence or failure to take reasonable care.

9. Reporting Accidents or Damage
Any accident, damage, mechanical issue or safety concern involving a bicycle or helmet should be reported to Balmy Breaks as soon as reasonably practicable.

Important

Use of the bicycles and helmets is a complimentary amenity and is not a condition or guaranteed feature of the accommodation. Availability may be withdrawn at any time if equipment requires maintenance, repair or replacement.
