Rubbish Bins
Please dispose of your rubbish in the bins provided. Rubbish collection day is every Tuesday; we please ask that the rubbish is put out for collection Monday evening for early morning collection Tuesday.
Sometimes the bins are located on the rear section behind the shed - please do not pass through the shed. Please go through the double gates at the front of the property and along the road to access the rear section.

Air Conditioning
The home features ducted air conditioning throughout, the wall mounted control sets the zones and temperature. We kindly ask that you switch off both AC panels upon checkout and whenever the home is unoccupied.

Loss & Damage
Prior to each visit we conduct a photographic inventory and condition report. This is to safe guard the owner and you so that any loss or pre-existing damage is recorded and is not inadvertently attributed to your visit.
Please be advised that you will be held responsible for loss of or any damage to any property during your stay including keys and remotes.
To assist with the post departure inspection please return all furniture and furnishings to their original position.

If you encounter electrical issues, please contact us.
The TV’s in the home are smart with free-to-air channels. Please kindly log in with your own accounts and ensure you log out before you leave

Security
We strongly advise that when you are out and when you retire at night, the property is locked securely, including locking the windows. No responsibility can be taken for guests’ personal property that is left on the premises. Please do not leave the property unlocked when you are not there. If you are going out for a longer period of time kindly ensure the windows are closed. Due to our tropical weather, sudden storms can occur at any time with heavy rain and winds.

Smoking
In accordance with State legislation and the terms and conditions of your stay, smoking is not permitted within the property and is not allowed on balconies as per the Body Corporate bi-laws.

Ants and Other bugs
Fraser Coast is a tropical paradise surrounded by sand dunes and rainforests. We share our beautiful environment with our wildlife which includes ants and other bugs. Whilst our properties are professional pest sprayed, this does not stop bugs including ants and cockroaches (especially flying ones) from entering via open doors and windows. To keep bugs to a minimum, we recommend keeping doors and windows closed, ensuring food is always cleaned up and bins are tied properly and disposed of regularly.

Wildlife
Fraser Coast is where we call home and we are so fortunate to share it with our amazing wildlife. You can find furry Koala's in the trees, colourful birds in the sky and dolphins and whales in the sparkling blue ocean. Our wildlife also includes other beautiful creatures such as blue lizards, legless lizards, snakes and geckos. If you encounter a snake on your holidays during office hours please message us with a picture of the reptile.

Laundry
There is a front loader washing machine and dryer in the laundry, please ensure you’re emptying the lint tray after each use. If you need to use any cleaning equipment, there is a vacuum, broom and mop in the laundry.

Swimming Pool
Please ensure you follow these rules to ensure a safe and enjoyable time by the pool:
Children and dependants must be supervised at all times.
Take care when walking around pool or using pool, to avoid slips and trips or injury/ drowning in pool.
Please do not touch the pool equipment - you may be liable for any damage or technician fee if required to restore settings.
Don’t jump or dive into the pool, the risk of personal injury is high.
No glass is to be used in the pool enclosure - any broken glass noted in the pool or pool area may incur an additional fee.
Optional Pool Cover Service
We may be able to offer an optional pool cover service where a groundsman attends the property to:
Put the pool covers on in the evening
Remove the pool covers in the morning
The cost for this service is $60 per day.

This service is subject to staff availability and cannot be guaranteed.
Due to varying schedules and operational requirements, this service may not always be available during your stay.
Exact times for cover placement and removal cannot be guaranteed.
Important Safety Information
For safety reasons:
Guests are not permitted to place the pool covers on or remove them.
Guests must not walk, sit, or play on the pool covers.
The pool cannot be used once the covers have been installed for the evening.
Pool temperatures can vary depending on weather conditions and that pool heating performance may be affected during colder periods.
